Secluded hilltop campsite in the Catskills, set among ferns on the wooded hillside above the farm.

Welcome to our peaceful 14-acre sustainable agrisanctuary in Livingston Manor. Reconnect with nature on a working farm and, with host guidance, pet our friendly goats and chickens. Guests say the cart we provide makes the walk up with your gear easy.

Walk through our small apple orchard, explore the greenhouses and enjoy wide-open space. Ask us for a custom itinerary of Roscoe and Livingston Manor, built around what you like to do.

Farm-fresh goods are available to buy: ask about seasonal produce and eggs when we have them. You may not be the only camper on the property; we space the sites for privacy.

Rates, check in and house rules

Rates

  • $50 a night covers 2 people; each additional adult is $25 a night and each child (12 and under) is $10 a night.
  • Sunday to Thursday nights are 20% less.
  • Maximum 4 people. Firewood bundle $5 extra. Rates vary by date and demand; the total shown before you pay is the full price.

Check in and out

  • Check in 12:00 PM to 10:00 PM. Early or late check in may be available if you ask.
  • Check out before 10:00 AM. Quiet hours 8:00 PM to 7:00 AM.

Host's rules

  • No campfires outside of designated areas
  • No Fireworks- For the safety of our guests, animals, and property, fireworks of any kind are strictly prohibited on the premises at all times. This includes sparklers, firecrackers, and any other pyrotechnic devices. Violators may be asked to leave without a refund
  • Do not feed the animals- Our fluffy friends have specific diets so it is important that you do not feed them anything outside of that
  • Respect the Animals- Our animals are friendly and love attention! Please approach gently and only feed them the food we provide, no outside treats
  • No pets, please. We have a resident farm dog and want every camper to have a quiet, relaxed stay.
  • Leave No Trace- Help us preserve the land by cleaning up after yourself. Use the provided trash and recycling bins, and leave your campsite as you found it.
  • Quiet Hours- From 8:00 PM to 7:00 AM. Embrace the calm of the mountain evenings and let the sounds of nature lull you to sleep.

An incredibly peaceful campground. I can't overstate how beautiful and calm. The animals are incredible and obviously very well cared for. My daughter loved feeding them..This was a very special place.

We had an absolute blast during our stay! The spot was secluded enough but just a short distance from our car and the animals. Our toddler couldn’t have had more fun saying hello to each of the animals every morning, which was such a fun addition to a typical camping trip. Nick was a gem, so helpful and kind and let us do our thing. We will definitely be back :)
