Policies, house rules and your rights as a visitor

WARNING TO VISITORS

Namaste Catskills is a working farm. Under New York law, there are inherent risks in taking part in activities on a working farm, and you are assuming those risks when you visit.

Those risks include, but are not limited to: live farm animals that may move suddenly, bite, kick, butt or startle; uneven, wet, muddy, sloping or rocky ground; ponds and other open water; farm machinery and vehicles; hand tools and fencing, including electric fencing; open fire at designated fire rings; wildlife, insects and ticks; and weather that changes quickly.

Animals are unpredictable, including animals that are normally calm and handled every day.

Uneven ground, natural obstacles and low light can cause slips, trips and falls.

This warning is posted at the point of sale as required by New York General Obligations Law section 18-303.

Your responsibilities as a visitor

Under New York law you have a responsibility to exercise reasonable care regarding the risks described above, and specifically:

To reasonably follow the posted wayfinding signs and to stay in the areas marked for visitors.

To reasonably follow the written information and posted rules of conduct we give you. If you need these communicated another way, tell us and we will.

Not to willfully remove, deface, alter or damage any signage, warning device or safety device on the property.

To supervise children at all times, and to keep children with an adult around any animal, any water and any fire.

Your right to a refund if you decide the risks are not for you

If, after reading the warning above, you believe you are unprepared or unwilling to take part because of the risks inherent in a working farm, you are entitled to a refund of the amount you paid, and you do not have to explain yourself.

Cancellation and changes

Cancel 14 or more days before check in and you get everything back, including any add-ons.

Cancel between 14 and 7 days before and you get half the nightly total back, and all add-ons back in full.

Cancel inside 7 days and the nightly total is not refunded, but every add-on still is.

If we cancel on you for any reason, you get everything back, and we will help you find somewhere else.

Late checkout and early check in are always refunded in full if we cannot actually give them to you.

None of the above limits your right to a refund under the inherent-risk notice above, which sits on top of these terms and overrides them.

Weather

We do not cancel or refund for rain. Rain is weather, the Catskills get it, and a wet forecast usually means a couple of hours and then a spectacular evening.

We do cancel, and refund in full, for conditions that make the property genuinely unsafe. That call is ours and we would rather make it early than have you drive two hours for nothing.

House rules

Quiet hours are 10pm to 7am. Sound carries further here than you would expect.

Fires only in the fire rings provided, never left unattended, fully out before you sleep.

No pets. There is livestock on open pasture and a guard dog working.

Do not feed any animal unless a host is with you. Some of them are on controlled diets and some of them bite.

Do not bring firewood from more than 50 miles away. New York State regulation, about invasive pests.

No electric vehicle charging on the property.

Park by the house and walk your gear down. There is a cart and you are welcome to it.

Carry out what you carry in.

Depending on the calendar you may not be the only party on the property. We space the sites for privacy.

Children

Children are welcome and this is a good place for them.

The person making the booking must be 18 or over and is responsible for everyone in the party.

Children must be supervised by an adult at all times around animals, water and fire.

What we do with your details

We collect your name, email, phone, party size and any notes you send us, because we cannot host you without them.

Payment is handled entirely by Stripe. Your card number never reaches our site and we never see it or store it.

We do not sell your details and we do not share them with anybody except Stripe, for the payment itself.

We email you about your own booking. We only add you to anything else if you tick the box asking us to.

Ask us to delete your details after your stay and we will, apart from what we are required to keep for tax records.

• Namaste Catskills is a working farm and not a hotel or a resort. Facilities are camping facilities.
• Prices shown include all mandatory charges. New York State and Sullivan County taxes are shown separately at checkout where they apply.
